Roofing is priced by the square, and a square is 100 square feet of roof surface. You get there by measuring the footprint, multiplying by a pitch factor (a 6/12 roof adds roughly 12 percent to the flat area, steeper roofs add more), then adding a waste factor, usually 10 to 15 percent, more if the roof is cut up with hips, valleys, and dormers. A 2,000 square foot footprint on a 6/12 with 10 percent waste is not 20 squares, it is closer to 25, and bidding the difference is the difference between profit and working for free.
