How GC pricing actually works

General contractors price a project one of two ways: fixed price or cost-plus. Fixed price wins jobs because owners like certainty, but it only works when the scope is genuinely nailed down, every allowance named, every exclusion listed, because the GC eats whatever the paper does not cover.
